Why commercial gutters fail before anyone notices

On a house you see a blocked gutter within a week, because the overflow runs down the front wall where you park. On a warehouse, a factory unit or a school you usually do not see it at all. The gutter runs are long, they sit thirty feet up behind a parapet, and the first sign is a stain on the cladding, a wet patch on an internal wall, or a puddle on the warehouse floor under the eaves in November.

Commercial roofs across Lancashire and Greater Manchester collect everything the weather brings: leaf fall on the business parks that were landscaped twenty years ago, moss sliding off the pitched sections of older mills, silt and grit off flat roofs, windblown rubbish on trading estates, and moorland debris on the units up the valleys. Add pigeon nests in the box gutters and you have a blockage that does not clear itself.

Box gutters, valley gutters and the ones that cause the damage

Most commercial buildings do not have a simple half-round gutter. They have box gutters and valley gutters running between roof slopes, often internal, with outlets and sumps rather than an open edge. When one of those blocks the water has nowhere to go but up and over the upstand, and that means straight into the building rather than down the outside wall.

That is why a commercial gutter clean is a different job to a domestic one. We work the whole run, clear the outlets and sumps, check the falls, and tell you where water is standing. Gutter linings, splits at the joints, failed mastic and corroded cast iron all get photographed and reported, because clearing a gutter that leaks does not stop the leak.

How we clear them: high-reach vacuum, poles, and access where it is needed

Most of the work is done from the ground with high-reach vacuum systems, which is safer, quicker and cheaper than putting anyone at height. The pole carries a camera so we see what is in the gutter before we start, and the same camera shows the run clear at the end. You get those images with the job sheet.

Where a roof cannot be reached from the ground, we use a MEWP, a scissor lift or a tower, with the access arranged as part of the quote so there are no surprise costs. On roofs with a safe walkway or an installed fall-arrest system we can work from the roof itself where that is the sensible option and your site rules allow it.

Downpipes, hoppers, outlets and gullies are cleared as part of the job, and we jet or rod anything the vacuum cannot pull through. The waste comes off site with us.

RAMS, insurance and working around your site

Every commercial job comes with risk assessments and method statements before we arrive, along with our public liability insurance documents, so the facilities manager, landlord or health and safety officer has the paperwork on file. Operatives are trained, uniformed and briefed on the site rules, including permits to work where the site runs them.

We schedule around the site, not the other way round: evenings and weekends for retail parks and shop fronts, school holidays for schools and colleges, night work for distribution centres that cannot stop, and quiet periods for care homes and healthcare premises. Deliveries, yard traffic and fire routes stay clear while we work.

When to book, and what a schedule should look like

Twice a year is the right answer for most commercial premises: once after leaf fall, once in spring after the winter debris and the moss. Sites with trees close to the building, or flat roofs that collect silt, are better on a quarterly schedule. Anything with a history of water ingress gets checked more often than that, because the cost of a clean is trivial next to the cost of a wet warehouse.

Most clients move onto a planned maintenance schedule after the first clean, with the gutters, the cladding, the car park, the glazing and the solar array done on a rolling programme so nothing gets left until it is a problem. That way the building stays lettable, the insurer stays happy and nobody is ringing us in the middle of a storm.
