Commercial gutter clearing on any type of roof

Commercial roofs are not domestic roofs. Box and valley gutters, internal runs, sumps, outlets and hoppers all block in ways that send water into the building rather than over the front edge, and the first anyone knows about it is a stain on the cladding or a wet patch on a warehouse floor.

We clear the full run, not just the reachable bits: leaves, moss, silt, windblown rubbish, nests and standing water out, outlets and downpipes cleared, the waste taken away, and the roof reported on with photos.

What we clear

  • Box gutters and internal valley gutters
  • Eaves gutters on industrial and retail units
  • Outlets, sumps, hoppers and gullies
  • Downpipes jetted or rodded where blocked
  • Flat roof silt and debris around outlets
  • Bird nests, with proofing quoted if you need it

Premises we look after

  • Warehouses and distribution centres
  • Factories, mills and industrial units
  • Schools, colleges and nurseries
  • Retail parks, shop fronts and supermarkets
  • Offices and business parks
  • Care homes, healthcare and hotels
  • Managed estates and multi-site portfolios

Signs the gutters on your building need clearing

  • Water sheeting off the roof line or spilling over an upstand in heavy rain
  • Staining or green growth running down cladding, render or brickwork
  • Damp patches on internal walls, or drips inside near the eaves
  • Plants, moss or nesting birds visible in the gutter line
  • Standing water on a flat roof near the outlets
  • Nothing on file to show when they were last done, or an insurer asking

How a commercial gutter clean runs in Lancashire

  1. 1

    Survey and fixed quote

We look at the runs, the height, the access and the waste, then send a fixed price with the scope written down. Multi-site portfolios are priced as one programme.

  2. 2

    RAMS and scheduling

Risk assessments, method statements and insurance documents go over before we arrive, and the work is booked for the time that suits the site: evenings, weekends, school holidays or nights.

  3. 3

    Clear and inspect

High-reach vacuum from the ground where we can, MEWP, scissor lift or tower where we cannot. Camera on the pole before and after, outlets and downpipes cleared, waste off site.

  4. 4

    Report and schedule

Photos and a job sheet for your records, a note of any splits, failed joints or standing water, and a maintenance schedule so it does not build up again.

Commercial gutter cleaning in Lancashire: what you need to know

The county has more old roof than new

Lancashire commercial property is a mix of Victorian mill, 1980s steel portal frame and modern distribution shed, and each one blocks in its own way. Mills have cast iron valley gutters between slate slopes that fill with moss. Portal frame units have long box gutters with a handful of outlets doing all the work. New sheds have internal runs and syphonic drainage where a single blocked outlet takes out the whole roof.

What they share is that nobody sees the gutter. On a house you spot an overflow from the drive. On a 200 metre unit at Whitebirk or Walton Summit the first sign is a wet patch on an internal wall in November, by which point the water has been getting in for weeks.

Why an internal gutter is a different risk

An eaves gutter that blocks spills down the outside wall and stains the cladding. A box or valley gutter that blocks fills up, goes over the upstand and drops inside the building onto stock, racking or a suspended ceiling. That is the difference between a cleaning job and an insurance claim, and it is why commercial gutter clearing is priced on the runs rather than on the size of the building.

We clear the whole length, not just the accessible ends, and we clear every outlet, sump and hopper, because a clean gutter with a blocked outlet is still a tank.

How we clear them across Lancashire

High-reach vacuum systems from the ground do most of the work: safer than height access, quicker, and no scaffold or hire costs on the quote. A camera on the pole shows what is in the gutter before we start and the clear run afterwards, and those images come to you with the job sheet.

Where the roof cannot be reached from the ground we price a MEWP, scissor lift or tower into the job up front. Downpipes that will not pull clear are jetted or rodded. Everything that comes out leaves site with us rather than going in your bins.

RAMS, permits and working around the site

Risk assessments, method statements and our public liability documents go over before the visit, so the facilities manager, landlord or health and safety officer has them on file. Where a site runs permits to work, we work to them.

Scheduling is the other half of it. Retail parks and shop fronts get done out of hours, schools and colleges in the holidays, distribution centres at night or on a shift change, care homes at quiet times. Across Lancashire that means one team covering Blackburn, Burnley, Preston, Chorley, Lancaster and the coast without the job interrupting the business.

How often, and what a sensible schedule looks like

Twice a year suits most commercial premises: once after leaf fall, once in spring once the moss has come off the pitched sections. Buildings with trees close by, flat roofs that collect silt, or any history of water getting in are better quarterly.

Most clients put the gutters on a schedule with the rest of the exterior after the first clean, so cladding, car parks, glazing and solar are picked up on the same programme. See commercial exterior cleaning for the full list.

What it costs and how to get a price

The price comes from the length of the runs, the height, the access, how much is in there and how the waste is handled. Anything larger than a single unit gets a site survey first, then a fixed price with the scope written down. Multi-site portfolios are quoted as one programme with a schedule per building.

Send the site address, or a list of them, and we will arrange the survey. Houses and small premises are covered on the domestic gutter cleaning page instead.

Questions Lancashire clients ask

Do you cover the whole county? Yes, from Rossendale and Blackburn across to Preston, Chorley, Lancaster and the coast, with one team and one schedule rather than a different subcontractor per site.

Can you do several buildings on one contract? That is most of our commercial work. Portfolios are surveyed building by building, then run as one programme with a visit schedule for each site and a single point of contact.

What if a gutter needs repairing rather than clearing? We photograph it, tell you plainly, and leave it to your roofer. Clearing a split gutter is a waste of your money and we will say so.

Why choose Hydro Cleanse for commercial gutter cleaning in Lancashire?

Lancashire has more commercial roof than most counties its size, and a lot of it is old. Victorian mill roofs with cast iron valley gutters, 1980s steel-frame units on the estates around Blackburn, Burnley and Preston, big distribution sheds off the M6 and M65, schools and colleges with long eaves runs, and retail parks where nobody has looked at the guttering since the site was built. All of it fills with leaves, moss, silt and nesting material, and most of it is invisible from the ground.

We clear the whole run rather than the easy parts: box gutters and internal valleys, eaves gutters, sumps, hoppers, outlets and downpipes, with the debris vacuumed out from the ground on a high-reach pole wherever the building allows it. A camera on the pole records what was in there and shows the run clear afterwards, so your facilities file has evidence rather than an invoice.

Where the height or the roof design means the ground will not do, we price the access into the job: MEWP, scissor lift or tower, arranged in advance so there is no surprise cost on the day. Downpipes that will not clear by vacuum are jetted or rodded, and the waste leaves site with us.

Risk assessments, method statements and insurance documents go over before we arrive, and the work is scheduled around the site: evenings and weekends for retail, school holidays for education, nights for distribution. From Rossendale and Blackburn out to Preston, Chorley, Lancaster and the coast, one team covers the county, and most clients move onto a twice-yearly schedule after the first visit.

For the method, the access options and how a commercial job runs see our commercial gutter cleaning page. We also handle cladding, car parks, glazing and solar on the same visit, and there is a separate page for domestic gutter cleaning.

Lancashire commercial gutter cleaning FAQs

How often should commercial gutters be cleaned?

Twice a year suits most premises, after leaf fall and again in spring. Sites with trees close by, flat roofs that collect silt, or a history of water ingress are better on a quarterly schedule.

Do you provide RAMS and insurance documents?

Yes. Risk assessments, method statements and our public liability insurance go over before the visit, and we work to site permits where you run them.

Can you reach high or awkward roofs?

Yes. Most runs are cleared from the ground with high-reach vacuum poles. Where that will not reach we use a MEWP, scissor lift or tower, quoted as part of the job so there are no surprise access costs.

Do you clear box gutters and internal valley gutters?

Yes, and they are the ones that matter most, because when an internal gutter blocks the water goes into the building rather than down the outside wall.

Can you work out of hours?

Yes. Evenings, nights, weekends and school holidays are normal for us on retail, education, healthcare and distribution sites.

What do we get afterwards?

Before and after camera images, a job sheet for your records, a note of anything that needs repair, and a suggested schedule for the next clean.
