Commercial cleaning across Lancashire: what you need to know

One county, several different cleaning problems

Lancashire is not one climate or one type of building, and that matters when you are pricing exterior cleaning. The Pennine towns take well over a metre of rain a year and grow moss on everything. The coastal plain around Preston and the Fylde gets salt-laden wind and a lot of gull mess. The M6, M65 and M61 corridors add traffic film that coats cladding and glazing whatever the weather is doing.

On top of that you have the building stock: Victorian mill brick and stone in the east, post-war industrial units everywhere, and modern steel-framed distribution sheds at the motorway junctions. A method that is right for one is wrong for the other, which is the single most common reason commercial cleaning goes badly.

Cladding and render: soft washing is the default

Coated profiled cladding and modern render both want soft washing. The surface is wetted with a biocide, given time to work and rinsed at low pressure. The growth dies at the root, so an elevation done properly stays clean for eighteen months to two years.

High pressure on either is a false economy. It strips coatings, drives water behind panels and opens render up so the growth comes back faster than before. See render cleaning for the detail.

Stone and old brick get the gentlest version again. On a listed mill or a stone-fronted office in Lancaster or Clitheroe, the priority is removing the growth without touching the face or the lime pointing.

Car parks, yards and access routes

Every site we clean in Lancashire has somewhere that stays wet and goes green. Shaded car park bays, north-facing footpaths, the strip behind the bin store. Those are the slip risks, and they are also the bits that make a site look uncared for.

Glazing, shop fronts and signage

Purified water and water-fed poles, up to three storeys from the ground, frames and sills cleaned with the glass. Retail sites across Lancashire generally run fortnightly or monthly, offices quarterly, industrial premises twice a year for the customer-facing elevations.

On the coast and the estuary side, gull mess is the bigger problem and the frequency usually has to go up. It is acidic and it etches glass and paint if it sits.
