Commercial cleaning in Bury: what you need to know

Why premises in Bury weather the way they do

Bury sits in the Irwell valley with the Pennines on the doorstep, and it takes roughly a metre of rain a year. That is the single biggest reason commercial buildings here go green so quickly. North and east elevations dry out slowly, algae takes hold on render and profiled cladding within a couple of winters, and the film spreads before anyone on site really notices it.

The other half of the problem is traffic. The M66 and the A56 push a fine oily grime across everything within a few hundred metres, and on the industrial estates at Pilsworth, Heap Bridge, Chamberhall and Bury Ground it settles on cladding, signage and glazing and bonds to it. Rain will not shift it. It needs the right detergent and the right pressure, which is not the same thing as a bigger machine.

Older stock has its own version. The mill brick and stone around the town centre, Millgate and the market holds moisture, and on shaded walls you get black staining and moss in the mortar joints. Cleaning that is a soft wash and biocide job, not a pressure washing job, or you take the face off the brick and the pointing with it.

Cladding and render: soft washing, never high pressure

Most commercial render cleaning and cladding work in Bury is soft washing. The surface is wetted with a biocide solution, it is left to work, and it is rinsed at low pressure. The growth dies off and keeps dying for months afterwards, which is why a soft washed elevation stays clean far longer than one that has been blasted.

High pressure on coated cladding is a false economy. It drives water behind the panels, strips the factory coating and leaves a chalky, streaked finish that then gets dirty faster than it did before. On render it opens the surface up and you see the same problem within a year. If a contractor quotes to jet wash your cladding, that is the moment to get a second quote.

For most units in Bury an exterior wash every eighteen months to two years keeps the building looking run rather than neglected. Retail and anything customer facing is usually annual.

Car parks, service yards and the slip risk nobody budgets for

Car parks and walkways are where exterior cleaning stops being cosmetic. Algae on tarmac and block paving turns greasy in the wet, and the shaded corners under trees at the business parks around Pilsworth and Whitefield are the ones that catch people out. If somebody slips in your car park, the first question asked is when it was last cleaned and what the cleaning schedule is.

We pressure wash car parks, service yards, loading bays, bin stores and walkways with a rotary surface cleaner rather than a lance, so the finish is even and there are no stripes left behind. Diesel spots, tyre rubber and chewing gum are treated as part of the job, and the drains and gullies are cleared before we leave rather than left full of the silt we have just lifted.

Most sites are on a yearly clean, with a second visit in the autumn for anywhere with heavy leaf fall. See pressure washing for the detail on surfaces and equipment.

Gutters and downpipes on commercial units

Commercial gutter cleaning in Bury is the job that saves the most money and gets left the longest. Box gutters and valley gutters on industrial units hold silt, moss and wind-blown rubbish, and once an outlet blocks, water backs up over the flashing and into the building. By the time it shows on the ceiling tiles it has usually been running down the inside of the cladding for months.

We clear from the ground with a vacuum system and poles, so there is no scaffold or cherry picker to hire and no roof access permit to organise for a routine clean. Every job includes camera footage of the gutter before and after, which is the bit facilities managers actually want, because it is evidence for the file and for the landlord.

Once a year is right for most units. Twice if you have trees close to the building or a shallow pitch that holds debris.

Glazing, shop fronts and signage

Dirty glass and grubby signage undo everything else. Commercial window cleaning is done with water-fed poles and purified water, up to three storeys from the ground, and the frames, sills and cappings are washed as part of the clean rather than left to streak down the glass afterwards.

Shop fronts around Bury town centre, The Rock and the market pick up traffic film and fingerprints fast, so most retail sites run fortnightly or monthly. Offices and showrooms are usually monthly or quarterly. Warehouses tend to be twice a year, mainly for the offices at the front and the roller shutter elevations.

Commercial solar arrays

If you have panels on the roof, they are losing you money quietly. Dust, pollen, moss creeping up from the roof edge and bird mess all cut output, and a dirty array in this part of the world can drop several per cent over a year. We clean commercial arrays with purified water and soft brushes only, no chemicals and no pressure, which is what the panel manufacturers ask for. See solar panel cleaning in Bury.

Planning the work so you can keep trading

The cleaning is the easy part. Working around a live site is the bit that needs thinking about, and it is why we survey first. We look at access, deliveries, fire exits, customer flow, where the water and power are and what is overhead, then write the method statement around that.

Evening, night and weekend work is normal for retail, schools and healthcare sites in Bury, and it costs less than losing a trading day. Risk assessments, method statements and our insurance documents come with every quote, not after you have asked for them three times.

What a commercial clean in Bury actually costs

There is no honest price list for this work, because a two storey office on Chamberhall and a distribution unit at Pilsworth with 40,000 square feet of cladding are not the same job. What moves the number is the area, the access, how bad the growth is, whether the work has to happen out of hours, and whether it is a one-off or a maintenance plan.

What we can tell you is that the quote is fixed before we start and the scope is written down, so there is no day-rate creep. Most clients start with a catch-up clean to get the site back to where it should be, then move onto a plan that spreads the gutters, glazing, car park and solar across the year. Send the site address and a couple of photos and you will get a fixed price, usually the same day. Larger sites we survey first.

Why choose Hydro Cleanse for commercial cleaning in Bury?

Bury is our nearest big town and we look after a lot of commercial premises here, from the units on Bury Business Park and around Pilsworth and Chamber Hall to the shop fronts in the Rock and along Bolton Street in Ramsbottom, the schools and care homes across Tottington, Radcliffe and Whitefield, and the offices in Prestwich. Rain off the moors, traffic film from the M66 and the shade of the older streets keep them green, streaked and slippery.

We soft wash cladding and render so the panels and coatings are not damaged, pressure wash car parks, forecourts and walkways with a surface cleaner, clear gutters and downpipes from the ground with a camera check, and clean glazing, shop fronts and commercial solar arrays with pure water. Chewing gum, graffiti and roof moss on the units are handled on the same visit.

A site survey and a fixed quote come first, then risk assessments, method statements and our insurance documents for your file. Work is booked for evenings, nights or weekends where the site needs it, the operatives are uniformed and trained, and you get before and after photos so the job can be signed off from your desk.

Ramsbottom, Tottington, Bury, Radcliffe, Whitefield and Prestwich are all ten to twenty minutes from our yard in Haslingden, so surveys are quick and return visits easy. Most commercial clients here move onto a maintenance plan after the first clean, with gutters, windows, solar and car parks on a schedule. Send us the site address for a quote.

For the full list of services, sectors and how a commercial job runs see our commercial exterior cleaning page and the case studies. We also offer roof cleaning, gutter cleaning, window cleaning and solar panel cleaning as part of a maintenance plan.

What our customers say

★★★★★

“Found Hydro Cleanse on facebook after looking at his previous work I thought I would ask him to come and have a look at the house. Two other companies that quoted me wanted to charge for either scaffolding or a cherry picker to clean the roof because to the awkward angles. Peter has his own mobile scaffolding which made a massive difference the price. They cleaned the roof/gutters/conservatory all chemically treated and soft washed some rendering at the front which had come up amazing. Highly recommend will definitely be having them back to clean our solar panels and astroturf in the back garden.”

“Peter from hydrocleanseuk came to work his magic on our large gable-end wall this week (the 10 year old K Render was an eyesore, streaked with multicoloured lichen and algae) - what a transformation! It is now pristine and looking like new! He then tackled our neglected roof tiles, filthy with years of dirt and covered with mossy bits, plus a spotty multitude of white lichen blobs! That is now also beautifully restored and good as new - plus our gutters are sparkling too! Both the walls and roof were then treated with 'Softwash' - a mild biocide - which will ensure that the great results will last a few years to come. Peter and his assistants worked impressively hard throughout and also cleaned up fully upon completion - our patio, paths, driveway, windows and drains have all been left far better than they've been for ages! Communication with Peter has been excellent from start to finish, via frequent texts - from the initial quote, through all the work involved, to the final clean-up and payment (which was definitely value for money!) Please see the before and after photos and judge for yourselves - it's been a great investment in caring for our home! It has been a pleasure having Peter and his team working on our premises and we would not hesitate in recommending them 100%.”

“I am so pleased with the work carried out by Hydro Cleanse to remove moss growth on the roof of our house. The house has a large extension to the side and rear. The steam cleaning is done without any need to stand on the roof. It is done from a scaffold tower and extendable pole. Both lads were hard working and competent throughout. I am sure more work will come their way by the results from this project. Highly Recommended 👌”
