A clean building tells customers, tenants and staff the business is well run. We handle the whole exterior: cladding and render, car parks and walkways, gutters and downpipes, windows and glazing, and commercial solar arrays.
Every job comes with risk assessments and method statements, and we plan the work around deliveries, opening hours and site rules.
We visit, assess access and hazards, and send a fixed quote with the scope written down.
Risk assessments and method statements are provided, and the work is booked for the times that suit the site, including nights and weekends.
Uniformed, trained operatives with commercial-grade equipment, working to the agreed scope.
Before and after photos, a walk-round if you want one, and a maintenance schedule so it stays that way.
Manchester premises deal with traffic film more than moss. The M60, the Mancunian Way and the arterial roads put a fine oily grime over everything within reach, and it bonds to cladding, glazing and signage in a way that rain does not touch. On a white or light grey panel it reads as a dull grey cast across the whole building.
Moss and algae still turn up, but they concentrate where buildings shade each other and where air movement is poor: the north side of units in Trafford Park, the gaps between blocks, the service yards that never see sun. Those areas need the same soft wash treatment as anywhere in the Pennines.
Pigeons are the third factor and the one people underestimate. Ledges, signage tops, flat roof edges and solar arrays all collect mess that is acidic, unpleasant to remove once baked on, and a genuine problem around food premises.
Coated cladding is soft washed, not blasted. Biocide on, time to work, low pressure rinse. That keeps the coating intact and the growth dead for far longer. The same applies to render cleaning in Manchester, where high pressure opens the surface and guarantees faster regrowth.
For glazed elevations and curtain walling we use purified water and poles from the ground where the height allows, and the frames, gaskets and cappings get washed rather than just the glass. On anything above three storeys we will tell you honestly whether it is a pole job or needs proper access equipment.
Surface car parks around Wythenshawe, Sharston and the estates off the M60 go green in the shaded bays every winter. We clean them with a rotary surface cleaner so the finish is even, then deal with the oil, rubber and gum separately.
Multi-storey decks and undercrofts are a different job again: enclosed, poorly drained in places, and often with tenants parked in them the whole time. Those we phase, level by level, usually overnight.
Box gutters and flat roof outlets across Trafford Park and the industrial estates fill with silt, moss, leaves and pigeon debris. One blocked outlet on a flat roof and you get ponding, then a leak, then a ceiling. It is the cheapest thing on any maintenance plan and the one most likely to be skipped.
We clear from the ground with vacuum poles wherever access allows and provide camera footage before and after. Annual for most sites, twice a year where trees or birds are involved. See gutter cleaning in Manchester.
City centre and retail park frontages pick up traffic film and fingerprints faster than anywhere else we work, so most run fortnightly. Offices are monthly or quarterly. Warehouse frontages twice a year.
Signage is worth doing at the same visit. Illuminated signage with a layer of grime on it loses a surprising amount of brightness at night, and that is the bit customers see on the way past.
Large roofs in Manchester carry a lot of solar now, and city soiling plus pigeon mess is about the worst combination there is for output. Shading from droppings at the bottom edge of a panel affects the whole string, not just that panel.
Cleaning is purified water and soft brushes only, no chemicals, no pressure, nobody walking on panels. See solar panel cleaning in Manchester.
Manchester work needs more planning than anywhere else we go: parking, loading restrictions, pedestrian flow, neighbouring tenants and building management all have a say. We survey with that in mind and put it in the method statement rather than finding out on the morning.
Night and early morning slots are normal for city centre sites, and we will deal with building management directly on access, keys and permits if you would rather not chase it.
Area, access and timing set the price, and city sites carry more access cost than an open industrial estate. That is worth knowing before you compare quotes, because a cheap price usually means someone has not accounted for the restrictions.
For landlords and managing agents with several buildings across Greater Manchester, we price and schedule as one contract with one point of contact, which is both cheaper and less work than arranging each site separately. Quotes are fixed with the scope written down.
Manchester commercial buildings have traffic film to deal with on top of the weather. The cladding on the units in Trafford Park and along the M60 picks up a grey film that rain will not shift, the render on the retail parks and care homes streaks black, the car parks at the business parks in Wythenshawe, Sale and Didsbury go green under the trees and the gutters on the older mills and schools overflow down the brickwork. A clean exterior is the cheapest improvement a building can get.
We soft wash cladding and render so the panels and coatings stay intact, pressure wash car parks, forecourts, loading bays and walkways with a surface cleaner, clear gutters and downpipes from the ground with a camera check, and clean glazing, shop fronts and commercial solar arrays with pure water. Graffiti, chewing gum and roof moss on the units are handled on the same visit.
Every job starts with a site survey and a fixed quote with the scope written down, and comes with risk assessments, method statements and our insurance documents, which is what managing agents and facilities teams ask for first. We work nights and weekends where a site needs it, the operatives are uniformed and trained, and you get before and after photos when the job is done.
From Trafford Park and Salford Quays to Didsbury, Wythenshawe, Sale, Stockport and Prestwich, we cover Manchester and the surrounding boroughs for landlords, managing agents and businesses, with multi-site work booked in blocks. Most commercial clients move onto a maintenance plan after the first clean. Send us the site address for a quote.

“Found Hydro Cleanse on facebook after looking at his previous work I thought I would ask him to come and have a look at the house. Two other companies that quoted me wanted to charge for either scaffolding or a cherry picker to clean the roof because to the awkward angles. Peter has his own mobile scaffolding which made a massive difference the price. They cleaned the roof/gutters/conservatory all chemically treated and soft washed some rendering at the front which had come up amazing. Highly recommend will definitely be having them back to clean our solar panels and astroturf in the back garden.”
“Peter from hydrocleanseuk came to work his magic on our large gable-end wall this week (the 10 year old K Render was an eyesore, streaked with multicoloured lichen and algae) - what a transformation! It is now pristine and looking like new! He then tackled our neglected roof tiles, filthy with years of dirt and covered with mossy bits, plus a spotty multitude of white lichen blobs! That is now also beautifully restored and good as new - plus our gutters are sparkling too! Both the walls and roof were then treated with 'Softwash' - a mild biocide - which will ensure that the great results will last a few years to come. Peter and his assistants worked impressively hard throughout and also cleaned up fully upon completion - our patio, paths, driveway, windows and drains have all been left far better than they've been for ages! Communication with Peter has been excellent from start to finish, via frequent texts - from the initial quote, through all the work involved, to the final clean-up and payment (which was definitely value for money!) Please see the before and after photos and judge for yourselves - it's been a great investment in caring for our home! It has been a pleasure having Peter and his team working on our premises and we would not hesitate in recommending them 100%.”
“I am so pleased with the work carried out by Hydro Cleanse to remove moss growth on the roof of our house. The house has a large extension to the side and rear. The steam cleaning is done without any need to stand on the roof. It is done from a scaffold tower and extendable pole. Both lads were hard working and competent throughout. I am sure more work will come their way by the results from this project. Highly Recommended 👌”
