Trees are the whole story in Manchester

Manchester gets less rain than the hill towns, but it has far more trees, and for guttering that is the factor that counts.

Didsbury, Chorlton, Withington, Levenshulme and Whalley Range have mature street trees and large garden trees everywhere. From October onwards they drop several months of leaf litter onto roofs and straight into gutters.

Anywhere with a tree overhanging the roof needs two visits a year. One in autumn is not enough when the leaf fall runs from October into December.

Leaf litter behaves differently to moss

Leaves do not sit as loose debris for long. They rot down into a dense peaty mulch that holds water permanently against the back of the gutter and the fascia board.

That constant wetting of the fascia is what rots boards and rafter feet, and it is why a leafy street can have far more gutter-related timber damage than a moorland one despite getting less rain.

It also seeds moss, which then grows in the gutter itself rather than just washing into it.

Victorian roofs, valleys and hidden gutters

The Victorian and Edwardian housing across south Manchester has complicated roofs: valleys between pitches, parapet gutters behind stone copings, hoppers, and long runs of original cast iron.

Valley and parapet gutters are the dangerous ones, because when they block the water has nowhere to go except into the building, and they are completely invisible from the ground.

Those get checked as part of the job on properties that have them. It is the single most common source of serious water ingress we find in the city.

No ladders leaning on cast iron that has been up since 1900, and nobody walking a Victorian slate roof to reach a gutter.

Access on terraced streets

Rear gutters on terraced streets are often reachable only through a back entry or across a neighbour yard, and parking on the front is frequently permit-controlled.

We work that out before the day rather than on it. It affects how long the job takes and what it costs, and it is much better agreed in advance than discovered with the equipment already out.

Downpipes, hoppers and gullies

Downpipes are run through and checked. Victorian properties commonly have hoppers partway down that fill with leaf litter and block silently.

The gully at the bottom is checked as well. Blocked underground gullies are very common on city terraces and produce damp at the base of the wall that gets misdiagnosed as rising damp more often than it should.

Flat roofs, parapets and shared drainage

A lot of city property has flat or partly flat roofs, parapet walls and internal drainage, and those do not behave like a normal gutter at all. Water collects behind a parapet and leaves through a single outlet, so when that outlet blocks there is no overflow route except into the building.

Those outlets are small, invisible from the ground and collect leaf litter and moss very efficiently. They are worth checking annually regardless of whether anything looks wrong.

Converted flats and terraces with shared drainage add another wrinkle: the run may serve several properties and the blockage may be nowhere near yours. The camera footage is useful for that conversation with a neighbour or a managing agent.

Frequency and price

Twice a year for anything with trees nearby, which in south Manchester is most properties. Once a year is enough only where there is genuinely no tree cover.

The autumn visit is the important one. The spring visit catches what came down over winter and what has grown in the gutter since.

Price depends on gutter length, roof complexity, access and severity. Fixed price in writing, footage included, and cheaper combined with the roof in one visit.
