Moss removal across Manchester: roofs, driveways, patios, paths and render cleared by hand and with steam, never high pressure on tiles, then treated with a biocide so it stays off. Homes, landlords, managing agents and commercial sites.
Tell us what the moss is on and your postcode in Manchester and we will come back to you the same day.
Moss loves the damp, shaded surfaces the North West has plenty of: north-facing roof slopes, tiles under trees, block paving joints and render below leaking gutters. It holds moisture against whatever it is growing on, which is how it lifts tiles, cracks pointing and stains render.
Removing it is only half the job. Unless the spores are killed with a biocide, it grows straight back.
We check where the moss is, what it is growing on and the safest way to remove it.
Roofs: steam and hand scraping. Hard surfaces: pressure washing at the right setting. Render: soft wash.
A professional biocide kills the remaining spores so the moss does not simply grow back.
Everything that came off is cleared, gutters are checked, and roof cleans come with the 2-year no-moss guarantee.
Manchester has the shade problem worse than anywhere else we work. Terraces sit close together, street trees line most of the residential roads and taller buildings throw shadow across whole rows, so plenty of roofs, yards and back gardens get almost no direct sun between October and March. Surfaces that never dry out grow moss, and that is most of them.
The streets we get called to most are the north-facing terraced rows through Didsbury, Chorlton, Withington, Levenshulme and Burnage, plus the newer apartment developments where the block paving and the shaded elevations green over within a couple of years of being laid.
On a slate terrace the moss beds into the lap between the slates, lifts the tail and lets driven rain track past, and it keeps the nails and the batten ends permanently damp. Ridge mortar softens where moss holds water on it, and once that has gone the ridge starts to move.
The bigger issue on a terrace is drainage. Moss sheds growth all year and it washes into the gutter, and on a terrace that usually means a shared downpipe. When that blocks the water comes down the party wall, which is how one neglected roof turns into two households with a damp problem.
On the estates and apartment blocks it is concrete interlocking tile and block paving, and moss behaves differently there. It holds water against a porous tile through every frost until the granule layer flakes away, and once that surface has gone the tile takes on water faster and grows moss quicker each year.
On block paving the moss lives in the joints, so a surface clean that does not deal with the joints is back to green by the following spring.
A pressure washer clears roof moss in an afternoon and costs you years of roof. It strips the surface from concrete tiles, chips slate at the tail, washes out ridge bedding and drives water up under the laps into the loft, which on a terrace means a ceiling stain next door as often as your own.
Roof moss removal should be mechanical plus low pressure steam. We scrape the moss off the tiles and out of the laps and valleys, and use steam where heat helps kill the root system. See roof cleaning in Manchester.
Access and parking get sorted before we arrive, because a Manchester terrace rarely has a drive and often has permit-only parking. We work from towers, ladders or the ground with poles as the property allows, and we keep the pavement and the back alley clear while we work.
Moss comes off mechanically, all the debris is collected rather than left in the yard, the gutters are cleared and flushed on the same visit, and the whole roof gets a biocide treatment. You get before and after photos plus a note of anything needing a roofer. See gutter cleaning in Manchester.
Paving takes pressure where roof tiles do not, so yards, drives, paths and patios are cleaned with a rotary surface cleaner at a pressure set for the surface. That gives an even finish across the whole area with none of the stripes a hand lance leaves.
Joints get flushed out because moss regrows from the joint first, and block paving is re-sanded with kiln-dried sand. Back steps, thresholds and alley paths are treated as a priority since that is where the slip risk actually is. See driveway and patio cleaning in Manchester.
Render gets soft washed only: biocide on, left to dwell, rinsed at low pressure, and it carries on killing growth for months afterwards. Pressure washing render opens the surface up and brings the green back worse inside a year.
Brick and stone with lime pointing get the gentlest wash we have, because pressure takes the face off the brick and the mortar out of the joints. See render cleaning in Manchester.
A lot of our Manchester moss removal work is for landlords, letting agents, managing agents and commercial sites, where what matters as much as the clean is the record of it. Every visit comes with before and after photos and a job sheet for the file, and anything that needs a roofer or a joiner is flagged in writing.
Blocks and portfolios are quoted as one programme with a schedule per building, so roofs, gutters, paving and render come round in a planned order. For premises see commercial cleaning in Manchester.
Given the shade, plan on roof moss removal every three to four years across most of Manchester, yards, drives and patios every two to three, and render every three to four. Anything permanently shaded needs it at the shorter end.
Price depends on the area, the access and how bad it has got, and it is fixed and written down before anything starts. It includes clearing up, the gutter clear where the roof needs it and the biocide treatment. Send the postcode, what the moss is on and a photo for a same-day quote.
Can you work on a terrace with no drive and permit parking? Yes. We deal with that most weeks and we sort access before the day.
Will the moss come back? Some eventually, because the spores are in the air everywhere. The treatment buys years and roof cleans carry a 2-year no-moss guarantee.
Can you do the roof, the gutters and the yard in one visit? Yes, and one visit for all three is cheaper than three bookings.
Manchester has the shade problem worse than anywhere we work. Terraces sit close together, street trees line most of the residential roads and taller buildings throw shadow across whole rows, so plenty of roofs and yards get almost no direct sun between October and March. North-facing terraced roofs through Didsbury, Chorlton, Levenshulme and Withington are the ones we are called to most.
On those roofs the moss beds into the slate laps and holds water against the battens and the nails, and the growth washes straight into the gutters, which on a terrace means the shared downpipe blocks and water runs down the party wall. On the newer apartment and estate developments it is concrete tiles and block paving, where the moss works into the surface and keeps hold of the damp all winter.
We clean roofs by hand and with low pressure steam, scraping the laps and valleys clear, and we never bring pressure near roof tiles. Block paving, flags and yard surfaces get a rotary surface clean at a controlled pressure, with joints flushed and re-sanded afterwards. Render is soft washed only. Every job finishes with a biocide treatment, which is the part that keeps the surface clear for years rather than months.
We cover south and central Manchester including Didsbury, Chorlton, Withington, Levenshulme, Prestwich and Salford, and we work for landlords, managing agents and commercial sites with a photo report on every visit. “My house is Victorian with a complicated roof structure.Peter managed to reach every nook and cranny to remove the moss which had badly accumulated on the North elevation of the building. The final result is impressive and I am sure will have added to the value of the house when we come to downsize next year. A difficult job well done. Thanks”
“Hydroclean did an amazing job other roof. Moss removal and years of grime cleaned away, then biocide treatment. We recently moved to the house, and this has made it look cared for! It actually looks like a new roof. Thank you very much.”
“Was very concerned about chosing the best trader to clean my Mums roof. My daughter spotted Hydro Cleanse online and I did all the relevant checks. I definitely shouldn't have worried as Peter was absolutely marvelous! He explained the procedure in detail and put my mind at rest. The work carried out was spot on! Thorough, efficient and very hard working guys. They cleaned up afterwards and did an amazing job for a very fair price. Much appreciated 👏. Thanks guys! Highly recommend 👌”
Yes. It holds water against the tiles, freezes and expands in winter, lifts tiles and blocks gutters. Removing it protects the roof.
Not for a long time. The biocide kills the spores, and on roofs we guarantee no moss for two years or we re-treat free.
No, never. Roofs are steam cleaned or hand scraped, then soft washed.
On lightly affected roofs a biocide treatment alone will kill the moss and it weathers away over the following months. On heavy growth we remove it first.
It depends on the surface and the amount of moss. Send a photo and your postcode for a fixed quote.
