Pressure washing done properly

Jet washing, pressure washing, power washing: three names for the same thing, and the right tool for hard surfaces. Concrete, block paving, tarmac, Indian stone, flags, brick and stone walls, fences, decking, steps, bin stores and yards all come up well with a commercial pressure washer and the right nozzle. Where a hired machine from the DIY shop runs at 100 to 130 bar with a narrow lance that stripes the surface, ours runs at 200 bar and 21 litres a minute through a rotary surface cleaner, which is what gives the even finish across a whole patio rather than a fan of clean and dirty lines.

The skill is in knowing when to turn it down. Indian sandstone flakes, tarmac lifts and soft brick loses its face under too much pressure. We set the machine for the surface every time, and re-sand block paving joints afterwards because the sand always comes out.

What we will not jet wash

Roofs, render and solar panels. Pressure washing a roof strips the tiles and forces water into the loft; on render it takes the top coat off and leaves marks that cannot be fixed; on panels it damages the seals. Those are soft washed or pure-water cleaned instead, and if someone offers to jet wash your roof or render for cash, that is the moment to say no. Patios, paths and walls

A patio that has gone black and slippery in the shade is the most common job we get in Rossendale, Bury and Bolton, usually Indian stone or flags that have not been done for years. A biocide treatment after the wash keeps the green off for far longer than a wash alone. Garden walls, steps and paths are done at the same time, and stone that has lost its colour to lichen comes back to something close to new. Decking, fences and steps

Timber decking goes black and dangerously slippery within a couple of winters in this climate. We clean it at low pressure along the grain so the surface is not furred, then it can be treated or oiled once dry. Fence panels, garden steps and the flags round a hot tub or a shed are done the same way, usually while we are there for the patio.
