Moss removal in Burnley and Padiham: roofs, driveways, patios, paths and render cleared by hand and with steam, never high pressure on tiles, then treated with a biocide so it does not come back. Twenty minutes from our yard in Haslingden.
Tell us what the moss is on and your postcode in Burnley and we will come back to you the same day.
Moss loves the damp, shaded surfaces the North West has plenty of: north-facing roof slopes, tiles under trees, block paving joints and render below leaking gutters. It holds moisture against whatever it is growing on, which is how it lifts tiles, cracks pointing and stains render.
Removing it is only half the job. Unless the spores are killed with a biocide, it grows straight back.
We check where the moss is, what it is growing on and the safest way to remove it.
Roofs: steam and hand scraping. Hard surfaces: pressure washing at the right setting. Render: soft wash.
A professional biocide kills the remaining spores so the moss does not simply grow back.
Everything that came off is cleared, gutters are checked, and roof cleans come with the 2-year no-moss guarantee.
Burnley is a town of stone terraces built close together with narrow ginnels and back alleys between them, and from October to March a lot of those never see direct sun. They do not dry out. That is why the back yard flags green over every winter, why the moss on the rear roof slope is always twice what is on the front, and why the same two or three streets in Burnley Wood, Rosegrove or Harle Syke call us every few years.
Out towards Pendle, Worsthorne and Briercliffe the hill does the same job on a bigger scale, shading whole rows at once and keeping the air damp. Moss only needs moisture, shade and a surface to grip, and stone, slate and old flags give it all three.
On the older slate terraces the moss beds into the lap between the slates and lifts the tail, and that lets wind-driven rain track past and keeps the nails and batten ends permanently damp. Ridge mortar goes soft where moss sits on it and holds water, and once that mortar has gone the ridge tiles start to move.
On the concrete tiled estates around Padiham and Rosegrove the moss holds water against a porous tile through every frost, and the top surface starts to come off in flakes. After that the tile takes on water faster and the next winter is worse. Meanwhile all the growth washing off the slope ends up in the gutter and the hopper head, and once that blocks you get water down the wall.
A pressure washer clears roof moss fast and does real damage doing it. On slate it chips the tail and washes out the ridge bedding. On concrete tile it strips the granules and takes years off the tile. On any roof it forces water up under the laps, and on a terrace that water has nowhere to go but the loft.
Roof moss removal is a hand and steam job. We scrape the moss off the tile faces, out of the laps and out of the valleys, and use low pressure steam where it helps, because the heat kills the root rather than just shaving the top. If a contractor offers to jet wash your tiles, that is the point to get a second quote.
Most terraces here need tower or ladder access at the front and ginnel access at the back, and we are set up for both. Moss comes off mechanically, all the debris is collected rather than left in the yard, and the gutters are cleared and flushed on the same visit so you are not left with moss sitting in the downpipe.
The whole roof then gets a biocide treatment, and you get photos plus a note of anything that needs a roofer: slipped slates, cracked tiles, loose ridge or perished pointing. See roof cleaning in Burnley and gutter cleaning in Burnley.
Yard flags and back alley paving are the other half of the moss problem in Burnley, and they are genuinely dangerous once the film gets going. Hard surfaces will take pressure, unlike roof tiles, so we clean them with a rotary surface cleaner at a pressure set for the surface, which gives an even finish without the stripes a hand lance leaves.
The joints get flushed out because moss regrows from the joint first, and block paving is re-sanded with kiln-dried sand. Steps and thresholds are treated as a priority. See driveway and patio cleaning in Burnley.
Render on the newer estates gets a soft wash: biocide on, left to dwell, rinsed at low pressure. It carries on killing growth for months afterwards, which is why it stays clean far longer than a blasted wall. Pressure on render opens the surface and the green is back within a year.
Burnley stone and old brick with lime pointing get the gentlest treatment we have, because pressure takes the face off the stone and the mortar out of the joints. See render cleaning in Burnley.
Cleaning takes the moss away. The spores and roots stay in the surface, and in Burnley they are back within a season if nothing is done about them. The biocide treatment soaks in and keeps killing for months, so you measure regrowth in years instead.
It is included on every moss removal job as standard, and on roofs it is what backs the 2-year no-moss guarantee.
Plan on roof moss removal every three to four years in Burnley, drives, yards and patios every two to three, and render every three or four. Anything in a shaded ginnel or on the north side needs it sooner.
Late spring to early autumn is the best window for the treatment, but moss lifts easiest in late winter when it is soft and wet, and we work all year. We are twenty minutes away in Haslingden so getting to you is not a problem.
A mid-terrace roof and a detached with three slopes are different jobs, and so are a small yard and a drive that has not been touched in fifteen years. The variables are area, access and how bad it has got. We quote fixed, with the scope written down, so there is no day rate creeping up.
The price includes the clearing up, the gutter clear where the roof needs one and the biocide treatment. Send your postcode, what the moss is on and a photo, and you will usually have a price the same day.
Will the moss come back? Some eventually, because the spores are in the air. The treatment pushes it out by years and roof cleans carry a 2-year no-moss guarantee.
Can you get to the back of a terrace? Yes. Ginnel and alley access is normal for us and we work off towers and poles.
Can you do the roof, gutters and yard together? Yes, and one visit for all three is cheaper than booking them separately.
Burnley is a town of stone terraces with narrow ginnels between them, and those back alleys and yards barely see the sun from October to March. They never properly dry out, which is why the flags green over every winter and the moss on the back slope of the roof is always worse than the front. Out towards Pendle and Worsthorne the shading off the hill does the same job on whole streets at once.
On the older terraced roofs the moss sits in the slate laps and holds water against the nails and the battens, and the growth that washes down plugs the gutters and the hopper heads. On the newer concrete-tiled estates around Padiham and Rosegrove it beds into the surface of the tile and takes the granules with it when it finally lets go. Either way, leaving it costs more than removing it.
We remove it by hand and with low pressure steam on any roof, scraping out the laps and the valleys, and we never put a pressure washer on roof tiles. Yard flags, paths and drives get a rotary surface clean at a controlled pressure, joints flushed and re-sanded. Render is soft washed. Then the biocide treatment goes on, which is the part that actually keeps it off, because it kills the spores the clean leaves behind.
We cover Burnley, Padiham, Brierfield, Worsthorne and the villages around Pendle, and we will clear the gutters on the same visit so the moss is not sat in the downpipe afterwards. Roof cleans carry a 2-year no-moss guarantee. Tell us what the moss is on and your postcode for a same-day quote.

“My house is Victorian with a complicated roof structure.Peter managed to reach every nook and cranny to remove the moss which had badly accumulated on the North elevation of the building. The final result is impressive and I am sure will have added to the value of the house when we come to downsize next year. A difficult job well done. Thanks”
“Hydroclean did an amazing job other roof. Moss removal and years of grime cleaned away, then biocide treatment. We recently moved to the house, and this has made it look cared for! It actually looks like a new roof. Thank you very much.”
“Was very concerned about chosing the best trader to clean my Mums roof. My daughter spotted Hydro Cleanse online and I did all the relevant checks. I definitely shouldn't have worried as Peter was absolutely marvelous! He explained the procedure in detail and put my mind at rest. The work carried out was spot on! Thorough, efficient and very hard working guys. They cleaned up afterwards and did an amazing job for a very fair price. Much appreciated 👏. Thanks guys! Highly recommend 👌”
Yes. It holds water against the tiles, freezes and expands in winter, lifts tiles and blocks gutters. Removing it protects the roof.
Not for a long time. The biocide kills the spores, and on roofs we guarantee no moss for two years or we re-treat free.
No, never. Roofs are steam cleaned or hand scraped, then soft washed.
On lightly affected roofs a biocide treatment alone will kill the moss and it weathers away over the following months. On heavy growth we remove it first.
It depends on the surface and the amount of moss. Send a photo and your postcode for a fixed quote.
