Tell us the site address in Salford and what needs cleaning and we will arrange a survey and a fixed quote.
A clean building tells customers, tenants and staff the business is well run. We handle the whole exterior: cladding and render, car parks and walkways, gutters and downpipes, windows and glazing, and commercial solar arrays.
Every job comes with risk assessments and method statements, and we plan the work around deliveries, opening hours and site rules.
We visit, assess access and hazards, and send a fixed quote with the scope written down.
Risk assessments and method statements are provided, and the work is booked for the times that suit the site, including nights and weekends.
Uniformed, trained operatives with commercial-grade equipment, working to the agreed scope.
Before and after photos, a walk-round if you want one, and a maintenance schedule so it stays that way.
Salford runs from the glass and steel at the Quays and MediaCity through to the older industrial estates at Agecroft, Eccles and Irlam, and the cleaning problems change as you move between them. What they share is traffic film off the M60, M602 and the East Lancs, and the damp that comes with sitting in the Irwell corridor.
At the Quays the buildings are tall, glazed and exposed to wind off the water, which means salt-free but relentless grime on glass and a lot of gull and pigeon activity on ledges and roof edges. Inland, the older units carry more moss and algae on cladding and render, particularly where blocks shade one another.
Either way, rain does not clean a building. It moves the dirt around and leaves tide marks down the panel joints, which is the streaky look most people recognise but do not know the cause of.
Coated cladding and render are soft washed: biocide, dwell time, low pressure rinse. The coating stays intact and the growth dies at the root, so you get eighteen months to two years rather than a few months.
Glazed elevations and curtain walling are cleaned with purified water so there is nothing left on the glass to dry into spots, and the frames and cappings get done at the same time. Where height rules out poles we will say so rather than quoting a job we cannot reach properly.
The Quays has a lot of public realm: walkways, steps, bridges and frontages where footfall is constant and a slip is somebody making a claim. Algae on paving near water is a year-round problem, not a winter one.
We clean with rotary surface cleaners for an even finish, treat afterwards to slow regrowth, and clear drains and channels as part of the work. On the industrial estates at Agecroft and Irlam it is more about oil, tyre marks and moss in the shaded bays, which is the same equipment and a different plan.
Industrial units around Eccles, Irlam and Agecroft have long box gutters that collect silt and moss, and the flat roofs at the Quays have outlets that block with wind-blown debris and bird nesting material. Both put water inside the building when they fail, and both are cheap to maintain compared with the repair.
Ground-based vacuum clearing with camera footage before and after is standard on our commercial work. Annual for most sites, twice where birds or trees are a factor. See gutter cleaning.
Retail and hospitality frontages around the Quays, Eccles and Swinton run fortnightly or monthly. Office glazing is usually monthly. Industrial frontages twice a year.
Where gulls and pigeons are active, the frequency has to go up or the mess etches into the frames and the signage. It is far cheaper to wash it off regularly than to deal with what is left after a summer of it baking on.
Roof arrays across Salford lose output to city soiling and bird mess more than to moss. A single badly shaded panel drags the string down, so a clean is worth more than people expect on a large array.
Purified water, soft brushes, no chemicals, no pressure and nobody on the glass. See solar panel cleaning.
Mixed-use buildings mean residents above offices and restaurants below, so timing matters. We plan around that: early mornings for frontages, nights where water and noise would be a problem, and coordination with building management for access and permits.
Risk assessments, method statements and insurance documents are issued before we start. For managing agents we will attend tenant meetings or send the paperwork straight to the building manager if that is easier.
Access drives the price in Salford more than the square metreage does. A ground floor retail unit at Eccles and a six storey glazed frontage at the Quays might be similar in area and nothing alike in cost.
We survey, quote a fixed price with the scope written down, and most clients then move to a plan that spreads glazing, gutters, solar and external areas across the year. Multi-building portfolios are priced as one contract.
Salford runs from the offices and apartment blocks at the Quays and MediaCity to the industrial estates around Eccles, Irlam and Agecroft, the retail parks off the M60 and M602, the schools and care homes in Swinton, Walkden and Worsley and the shop fronts in Eccles and Pendleton. Traffic film from the motorways, rain and the shade between the taller buildings keep the cladding grey, the render streaked and the car parks and walkways slippery.
We soft wash cladding and render so the panels and coatings stay intact, pressure wash car parks, forecourts, loading bays and walkways with a surface cleaner, clear gutters and downpipes from the ground with a camera check, and clean glazing, shop fronts and commercial solar arrays with pure water. Graffiti, chewing gum and roof moss on the units are handled on the same visit.
Every job starts with a site survey and a fixed quote with the scope written down, and comes with risk assessments, method statements and our insurance documents, which managing agents and facilities teams ask for first. We work nights and weekends where a site needs it, the operatives are uniformed and trained, and you get before and after photos when the job is done.
Salford Quays, Eccles, Swinton, Worsley, Walkden, Irlam, Cadishead and Pendlebury are all covered, and multi-site portfolios are booked in blocks so the work is done in one run. Most commercial clients move onto a maintenance plan after the first clean so gutters, windows, solar and car parks are done on a rota. Send us the site address for a quote.
For the full list of services, sectors and how a commercial job runs see our commercial exterior cleaning page and the case studies. We also offer roof cleaning, gutter cleaning, window cleaning and solar panel cleaning as part of a maintenance plan.
We look after commercial premises across the whole of Salford. If your site is not listed, get in touch, we almost certainly cover it.

“Found Hydro Cleanse on facebook after looking at his previous work I thought I would ask him to come and have a look at the house. Two other companies that quoted me wanted to charge for either scaffolding or a cherry picker to clean the roof because to the awkward angles. Peter has his own mobile scaffolding which made a massive difference the price. They cleaned the roof/gutters/conservatory all chemically treated and soft washed some rendering at the front which had come up amazing. Highly recommend will definitely be having them back to clean our solar panels and astroturf in the back garden.”
“Peter from hydrocleanseuk came to work his magic on our large gable-end wall this week (the 10 year old K Render was an eyesore, streaked with multicoloured lichen and algae) - what a transformation! It is now pristine and looking like new! He then tackled our neglected roof tiles, filthy with years of dirt and covered with mossy bits, plus a spotty multitude of white lichen blobs! That is now also beautifully restored and good as new - plus our gutters are sparkling too! Both the walls and roof were then treated with 'Softwash' - a mild biocide - which will ensure that the great results will last a few years to come. Peter and his assistants worked impressively hard throughout and also cleaned up fully upon completion - our patio, paths, driveway, windows and drains have all been left far better than they've been for ages! Communication with Peter has been excellent from start to finish, via frequent texts - from the initial quote, through all the work involved, to the final clean-up and payment (which was definitely value for money!) Please see the before and after photos and judge for yourselves - it's been a great investment in caring for our home! It has been a pleasure having Peter and his team working on our premises and we would not hesitate in recommending them 100%.”
“I am so pleased with the work carried out by Hydro Cleanse to remove moss growth on the roof of our house. The house has a large extension to the side and rear. The steam cleaning is done without any need to stand on the roof. It is done from a scaffold tower and extendable pole. Both lads were hard working and competent throughout. I am sure more work will come their way by the results from this project. Highly Recommended 👌”
